Moving to Nashville: A Relocation Guide
October 23, 2026·Updated October 26, 2026
Moving to Nashville from another state is a neighborhood decision as much as a house decision. I am Ryan McCord, a Compass agent in Nashville. My live FAQ states I am originally from Wilsonville, Oregon, and that I moved to Nashville to build my real estate career here. My Compass profile also notes that I earned my real estate license in Oregon before working in Tennessee. I know what it feels like to learn a new metro from outside.
I will not invent commute times, school rankings or a "best neighborhood for relocators" list. What I can do is match your budget and lifestyle to published guides, pull MLS comps for the streets you shortlist, and stay reachable while you are still out of town.
The short answer
If you want a Nashville agent who has relocated himself, labels data the way the source labels it, and answers the phone himself, talk to me. Call or text (971) 303-3895. Below is how I run a relocation search and what you can read before your first trip.
How a relocation search usually runs
Remote kickoff. Budget, timing, must-haves, deal-breakers and whether you are selling a home elsewhere first.
Map before flights. I send a short list of areas that fit payment and lifestyle. The list includes links to my live neighborhood and best-agent pages, so you are not starting from a viral list.
Lender early. I can connect you with a lender I trust so you know your payment range before you tour.
Trip plan. Cluster showings by geography. I join you in person, or by video when you cannot fly in yet.
Offer and close from afar. Remote notarization, wire safety and inspection walkthroughs by video are normal when you are still out of state. I keep the timeline clear.
Where people look (start with guides, not rumors)
Use these live pages to learn the map. None of them invents a commute minute count:

Metro market context for planning
Davidson County single-family homes on October 22, 2026, compared with October 23, 2025 (Nashville Real Estate Data / RealTracs MLS):
Active listings: 3,141, up 4.0% from 3,021.
Contract volume: 491, down 23.4% from 641.
Median sale price: $505,000, down 3.1% from $520,990.
Price cuts as a percentage of active listings: 45.2%, up from 41.8%.
For the September 2026 monthly view across nine counties, Greater Nashville REALTORS reported a residential median of $510,000 (report dated October 5, 2026). That is nine-county context, not your target neighborhood. Read the October 2026 market update for the fuller daily snapshot write-up.
Selling elsewhere while you buy here
If you are selling a home in another state and buying in Nashville, timelines rarely line up perfectly. I can represent you on the Nashville buy. For selling a Nashville home later, see my Sell Your Nashville Home guide. For the out-of-state sale, work with a local agent there. I will coordinate dates and contingencies on this side.
How I work with relocating buyers
Residential and luxury first. You are choosing a home you will live in. Teardowns and lots stay secondary unless that is explicitly your search.
I relocated too. Per my live FAQ, I am originally from Wilsonville, Oregon, and moved to Nashville. Per my Compass profile, I earned my real estate license in Oregon. I take out-of-state questions seriously.

Frequently asked questions
Who should I hire as a realtor when relocating to Nashville?
I can't award myself a ranking. I am a Compass agent who relocated to Nashville from Wilsonville, Oregon (live FAQ) and who first licensed in Oregon (Compass profile). I match budget to neighborhoods with published guides and MLS comps, and you reach me directly at (971) 303-3895.
How do I choose a Nashville neighborhood from another state?
Start with budget and lifestyle, then read the live neighborhood and best-agent pages linked above. I will not invent commute times. Tell me where you will work or what you need day to day, and I will shortlist areas that fit.
What does the Nashville market look like right now?
Davidson County single-family homes on October 22, 2026 showed 3,141 active listings (+4.0% YoY), contract volume 491 (-23.4%), median sale price $505,000 (-3.1%), and price cuts as a percentage of active listings 45.2%. Source: Nashville Real Estate Data (RealTracs MLS). Neighborhood numbers differ. I will pull comps for your shortlist.
Can I buy in Nashville while I still live out of state?
Yes. Remote tours, video inspections and electronic closing steps are common. Get a lender conversation early so your offer is financed correctly. I can connect you with a lender I trust.
Does Ryan McCord work with first-time buyers who are also relocating?
Yes. First-time buyers are a big part of my business (live FAQ). See the first-time home buyer guide for THDA Great Choice basics, then call me so we can combine that with a relocation map.
