12 South Real Estate: A Local's Guide to Nashville's Walkable Neighborhood
October 22, 2026·Updated October 26, 2026
12 South is the neighborhood built around 12th Avenue South, generally between Wedgewood Avenue and Gale Lane. Sevier Park is at its southern end, and Belmont University is nearby. It's one of the few places in Nashville where restaurants, shops and a park are a short walk from your front door, and that shows in the demand for both renovated homes and buildable lots. I'll help you sort out which streets, overlays and lots fit your plans.
Where it is and its boundaries
The 12 South Neighborhood Association defines its area as "generally, areas adjacent to 12th Avenue South between Wedgewood Avenue and Gale Lane."
For its 12th Avenue South Corridor plan, Metro Planning used Wedgewood Avenue to the north, 10th Avenue South to the east, I-440 at Sevier Park and Cedar Lane to the south, and Belmont Boulevard to the west.
The area grew out of the older Waverly-Belmont community and became known as "12South" in the 1990s.
Housing stock and price context
The neighborhood developed around 1900, when land companies built a streetcar line out Granny White Pike (now 12th Avenue South) and laid out the adjoining subdivisions.
Metro's corridor plan describes historic homes, churches and commercial buildings worth conserving, alongside significant recent change.
Streets and pockets worth knowing

Waverly Place. This 1880s-90s subdivision has curving streets that follow the land. It was one of Nashville's first breaks from the grid.
West of 12th. Metro notes that a historic overlay covers areas west of 12th Avenue South.
Teardowns, lots and new construction
Overlays are the first thing to check here. Metro's Historic Zoning Commission lists the Belmont-Hillsboro and Waverly-Belmont Neighborhood Conservation overlays near 12 South, and Metro's corridor plan notes a historic overlay for areas west of 12th Avenue South. In a conservation overlay, demolishing a contributing building goes through the Historic Zoning Commission. Outside the overlays, R-zoned lots that qualify can take two units. From there, height, setbacks and coverage set how big each home can be.
Check any address in Metro's Parcel Viewer for its current zoning and overlays. My guide to Nashville teardowns and lots covers how zoning, frontage and lot splits drive land value.
Schools
Metro Nashville Public Schools (MNPS) serves 12 South. MNPS assigns zoned schools by address, and zones can change. Before you rely on a school assignment, look up the specific address in the official MNPS Zone Finder, linked from MNPS's Find My School page.

Is it right for you?
Great fit if: - Walkability to restaurants and a park is high on your list. - You want a historic home, or a new build near the heart of the city. - You're a builder who can work within overlay design rules.
Maybe not if: - You want a quiet street away from weekend visitors on the main corridor. - You want a large lot for the money.
