Franklin, TN Real Estate: A Guide to Buying, Selling and Building

October 22, 2026

Franklin is the county seat of Williamson County, south of Nashville, with a historic downtown built around Main Street. It's a separate city with its own zoning, its own historic preservation rules and its own school district for part of the city. Understand those before you buy, build or sell. I work across Middle Tennessee, and I can help you compare Franklin with the Nashville neighborhoods you're considering.

Where it is and its boundaries

  • Franklin is an incorporated city and the county seat of Williamson County. The city sets its own limits.

  • Its 2020 Census population was 83,454.

Housing stock and price context

  • The city's official site describes a 15-block historic downtown district with brick sidewalks, Victorian architecture and restored historic buildings.

  • Redfin reports a median sale price of $863K for Franklin homes over the three months ending September 2026, with homes selling in about 55 days on average (checked October 22, 2026). That's a citywide figure across all home types.

Streets and pockets worth knowing

  • Downtown and Main Street: the historic core.

Teardowns, lots and new construction

Franklin uses its own zoning ordinance, not Metro Nashville's. In Franklin's Historic Preservation Overlay, demolishing any part of a primary or accessory building needs Historic Zoning Commission review and a Certificate of Appropriateness before work starts. The city's design guidelines say demolition is generally not permitted without extraordinary circumstances. Outside the overlay, lot value depends on the city's base zoning and subdivision rules.

For how lot value works in general, read my guide to Nashville teardowns and lots. For Franklin specifics, check the city's zoning ordinance and planning department.

Schools

Franklin is served by two public districts: - Franklin Special School District (FSSD) serves pre-K through 8th grade in its area of Franklin. After 8th grade, students go to a Williamson County Schools high school based on where they live. - Williamson County Schools (WCS) serves the rest of Franklin and all of its high school students.

Schools are assigned by address. Use WCS's official Bus Routes and School Zones page and lookup, and FSSD's site at fssd.org.

Lifestyle anchors

  • Historic downtown Franklin and Main Street.

  • City parks. The city says it has over 900 acres of park land divided into 18 parks, including historic parks.

Is it right for you?

Great fit if: - You want a historic downtown with Nashville within driving distance. - You want to buy in Williamson County. - You're comparing new construction across Middle Tennessee.

Maybe not if: - You want an urban Nashville neighborhood you can walk around. - You plan to buy a historic downtown home to tear down. Expect strict review.
