Green Hills Real Estate: Ranches, Infill and What Your Lot Is Worth

October 22, 2026·Updated October 26, 2026

Green Hills is the established neighborhood along Hillsboro Pike just south of I-440. It's home to the Mall at Green Hills and the Bluebird Cafe, and it's close to Vanderbilt, Belmont and Lipscomb. It started out as mostly brick ranch homes on large lots, and many of those lots have since been redivided for new construction. If you own here, your land may be worth more than you think. If you're buying, you need to know which lots can be rebuilt.

Where it is and its boundaries

  • Green Hills runs along Hillsboro Pike (U.S. 431), south of downtown.

  • It isn't an incorporated town, and Metro treats neighborhood boundaries as advisory. A commonly used extent is I-440 to the north, Harding Place to the south, Estes Road to the west and Lealand Lane to the east, roughly the northern half of ZIP 37215.

  • Hillsboro Village is directly north across I-440. Belle Meade is to the west and Forest Hills to the south.

Housing stock and price context

  • Residential building began on a small scale in the 1930s, but the area wasn't heavily populated until after World War II.

  • The original stock was mostly brick-veneer ranch houses on large lots, and much of it relied on septic systems until sewers came later. In recent years there's been considerable infill as larger lots were redivided.

Streets and pockets worth knowing

  • The original Green Hills subdivision. It was platted in 1926 and 1927 near what was then David Lipscomb's Bible College, with streets including Observatory, Bonner and Green Hills Drives.

  • The Hillsboro Pike corridor. This is the retail strip, including the Mall at Green Hills at 2126 Abbott Martin Road.

Teardowns, lots and new construction

Green Hills is a textbook teardown market. Older ranches on generous lots are regularly replaced or redivided. The neighborhood doesn't appear by name on Metro's list of historic or conservation overlays, so base zoning, lot size and frontage drive value. Any split on an existing street has to pass Metro's infill compatibility test against neighboring lots.

Check any address in Metro's Parcel Viewer for its current zoning and overlays. My guide to Nashville teardowns and lots covers how zoning, frontage and lot splits drive land value.

Schools

Metro Nashville Public Schools (MNPS) serves Green Hills. MNPS assigns zoned schools by address, and zones can change. Before you rely on a school assignment, look up the specific address in the official MNPS Zone Finder, linked from MNPS's Find My School page.

Lifestyle anchors

  • The Mall at Green Hills at 2126 Abbott Martin Road.

  • The Bluebird Cafe, the live music venue on Hillsboro Pike.

  • Vanderbilt, Belmont and Lipscomb are all nearby.
